MANOKITO FARM in CAVITE, PHILIPPINES
Early Retirement? Get away from the Rat race? Earn some Money.
May I introduce myself? My name is Gustav-Adolf, German husband of Filipina Lyn Bantoc. We developed the farm (I am a Klempner und Installateur/Tubero by trade) in 2004 and we really love it but unfortunately last year I was hit with an age (65) related sickness (retina failure) and the right eye is blind. In March 22, 2008 I suffered from a mild stroke. So we made the hard choice to pack up, as things might get worse.
Here are some details of our farm in Pulo/Indang (about 75 km from Manila). Please also find attached some photos. The new sale price is Peso 8.0 M neg. The sqm prices for property here is around Peso 1000.00 at the moment with the tendency to increase as migrating Manilians take some foothold here. Kuh Ledesma, the Singer lives about 4 km from here in the next Barangay.
The property is located in Barangay Pulo, 4122 Indang, Cavite (10 km from Tagaytay, famous dormant volcano lake for tourists) on a concrete Provincial Road. With 32 m street frontage, the rear perimeter borders on the Kaytambog River with continuous water flow even in summer. Comprising of 6238 sqm of land, Bungalow, workshop and a 48 head piggery. The lot is supplied with Barangay water and Meralco electricity. There is also a deep well on the property (1 HP pump) for the emergency supply of water. At the moment the Barangay water supply works out cheaper @ 9.8 peso per cbm.
We recently installed a wireless DSL Internet connection. The Tilapia pond of 35 sqm is now ready and stocked with fingerlings.
The bungalow was build and supervised by German architect/engineer Gerhard Bergande (Koeln, Bonn und Duesseldorf) and was completed in July 2004. To reinforce the strength of the structure and make it earthquake proof the house was build in a fashion that the foundation and the floor of the whole house are cast as one (monolith) with Ready Mix concrete. The reinforced brickwork (CHB # 6) is built on top of the floor eliminating any cracks on walls/floor for termites to enter as in conventional building methods. It has a floor area of 180 sqm including a carport accommodating up to 4 vehicles. All windows are aluminum anodized brown and equipped with security screens. There is no lumber used in the home apart from doors/frames/cabinets. The ceilings and supports of those are galvanized steel system and Hardie 4.5 mm sheets. Roof trusses are steel and the roof skin is Long Span. Hardie 9 mm was used for the Fascia board. The house is tiled throughout with quality Euro tiles.
Being so close to Tagaytay (cooler) there is no need for air-conditioning (there are provisions) but there are ceiling fans throughout the home. There is 3000-liter water tank (no need for booster pump) on 10-meter tank stand to supply the house/farm with additional water in case of failure of the Barangay water system/Meralco. The Barangay water system is supplied from a continuous spring with excellent water.
The home consists of 3 bedrooms, 2 (shower) bathrooms, 1 kitchen with full set of cabinets, double door pantry and exhaust hood over gas stove, 1 laundry room and 1 storage room with built-in cupboards. The master bedroom (19 sqm) has built-in robes and the bathroom has an instantaneous electric hot water heater. Dream Satellite-TV is the provider of foreign TV shows/movie channels.
There is an all weather road (3 m wide road base) leading to the workshop/bodega (40 sqm with shower/toilet) and the piggery on the end, which is approximately 100 m away located on the end of the road. All buildings are constructed in solid fashion (CHB #6) with steel trusses and GI roof or Long Span. The piggery can house 48 fatteners (room to expand to 100) and has 1 concrete covered concrete septic tank ready to use for Biogas (38 cbm) and 2 open lagoon (30 cbm each). Those 2 tanks/lagoons are used intermittently to prevent overflow and contamination of the environment.
There is water piped (Black Poly 22mm) 150-PSI Barangay supply throughout the farm/workshop and an additional second water line from the tank to the drinkers of the animals. Electricity is also provided at the piggery.
The property is planted with 25 coconuts Trees (prices are up due to Biodiesel), papaya, banana, santol, jackfruit, mango, avocado, chessa, mahogany, some coffee and there is also some bamboo too. At the moment we started to grow 20 post of Pitaya (Dragon Fruit) Most of the income is obtained from the sale of the fattener pigs (3 season/year). The profit pays for the farmhand and gives pocket money for the month.
If you are looking for a simple peaceful living at reasonable costs in healthy surrounding this is the spot. The “natives” are happy and friendly.
