BUSINESS PROPOSAL - Convert an 8 room beach house into an inn

The property is actually up for sale but we are still waiting for a serious prospect. For the meantime, we, the owners pondered on the option to convert it into a small inn. The plan is to have a joint venture agreement with a qualified individual to operate, market and maintain the property for a period of six months. If the scheme will result to a positive income, we might forego with the plan to sell the property and extend the agreement on a yearly basis. This agreement calls for a 70/30 owner-operator split of the net income per month and since there is no employee-employer relationship, there is no salary involved here.  

For the time being, we have a caretaker who is maintaining the property and he will be retained during the entire operation to be assigned with specific duties. The operator is allowed to stay in one of the 5 upstairs bedrooms and if favorable conditions prevail, a separate cottage shall be provided to the caretaker as the operator shall be moved to the former’s room or vise versa. The operator may also run a kitchen/bar, proceeds of which shall be discussed in detail.
