Dati akong tenant ng St. francis. Sobrang taas ng renta dito at HINDI maganda ang market dito dahil daanan lang ito ng tao going to megamall. Every 3 months if you notice laging iba iba ang mga tenant dito dahil laging nagpu pull out dahil LUGI esp sa food cart tenant nila.
So please magisip ng mabuti.
This post is very bias, in fairness of St. Francis Square I've been a tenant also of this mall a food cart tenant to be specific. Their rates naman is very fair specially for the new in business, they gave me a chance to put up my business here for three months, and after three months that i did not earn well because (of course my food concept is new) I asked for a consideration for a rental reduction and despite of my very low rental rates they still accomodate to lower it again. My previous rate which is 15,000 per month was even adjusted up to 12,000 per month. They been so considerate despite the fact that they have a lot of applicant for the space that I occupied. So its a case to case basis, I don't think that the primary reason of tenants who pulled out is because of lugi, its maybe the low quality of product that the tenant is selling. The mall have nothing to do if your merchandise or product was not sellable which causes the fall down of your business.
