Woodgrove Park is the first-class subdivision in San Fernando City, Pampanga with an area of 48 hectares. It will be a residential development offering a relaxed and luxurious lifestyle to the homeowners.

Where is Woodgrove Park?
Woodgrove Park is located at Brgy. Del Carmen, San Fernando City, Pampanga. You can pass thru the newly rehabilitated Don Serafin Lazatin Ave. (formerly Paskuhan Road).

Who is the developer of Woodgrove Park?
The developer is Landco Pacific Corporation in partnership with Central Weyland Properties, Inc. (The Lazatin Family) as landowner.

What are the features and amenities of Woodgrove Park?
The project will feature almost 2.5-hectare amenity block with Clubhouse, Free-form adult and kiddie pool, Basketball court, Play area, Jogging trails and Central Park for all family members to enjoy. These amenities will be resort-like to give a luxury living experience to the homeowners. The Clubhouse with a Grand Ballroom and Function rooms will be perfect for all kinds of special occasions, may it be wedding, birthday or baptismal. The pool deck is another option as venue.

Is it possible for any person to avail and make use of Woodgrove Park Clubhouse and its facilities?
No. The Clubhouse of Woodgrove Park and other facilities will be for the exclusive use of future lot owners, homeowners and their guests and friends only.

What are the open lot sizes in Woodgrove Park?

What is the price per square meter?
Regular Lot - P 7,000.00
Central Green Lot - P 7,200.00
Prime Lot - P 7,400.00
Extra Prime Lot - P 7,600.00

If I buy a lot now, when may I build a house on my lot?
First of all, you must be paid at least 50% of the Total Contract Price of your property. After that, you have to accomplish and submit all required documents including the Request for Survey, Construction and Building Permits, Location Plans and drawing to Landco’s technical department for approval.

Will the subdivision have an architectural theme?
Yes. The subdivision will be Southern-American inspired. Landco will be very strict in implementing its Deed of Restriction to ensure that the subdivision will have a uniform architectural theme.

Is the subdivision secure enough?
As security is one primary concern of homeowners, our subdivision will have 24-hour security.

When can you provide for the Transfer Certificate of Title?
Once you have fully paid the property and forwarded to us your payment for taxes and processing fees, we will be able to give you all the documents after two to three months.

Will you charge associations dues to lot/homeowners?
Eventually yes. Once there is already Homeowners Association in the subdivision, it will start collecting association dues for the maintenance of the subdivision such as, but not limited to: service of the security guards, garbage collection, maintenance of the clubhouse and sports facilities, etc.

I am working abroad, how can I pay my monthly amortization?
For your convenience, you should open a local peso current/ checking account and issue post-dated checks payable to Landco Pacific Corporation/ Central Weyland Properties, Inc. as payment for your scheduled amortization. Or, you can execute a Special Power of Attorney (SPA) authorizing your relative who is living in the Philippines to pay your monthly amortization and to act in your behalf.

We can also have your receipts photocopied and mailed to you for record purposes until such time that you are able to retrieve them personally from our office upon your arrival.

Can Filipinos who have assumed foreign citizenship own a property in Woodgrove Park?
Yes. Applicable laws state that any natural born person of Philippine descent, who have lost and changed their Philippine citizenship, can still own and acquire real estate properties in the country within certain limitations.

I am a Filipina with a foreign husband, how can I own a lot in Woodgrove Park?
You can readily own a lot at WoodGrove with the property under your name. By virtue of your marriage to a foreigner, his name shall also be included on the contracts with some certain limitations.
