Our place here in Metrogate Complex is higher than the other side of NLEX (which is St. Francis Village) which is always flooded when rain falls  hard. Though we are in Meycauayan which is also seen on news, our place is higher, water flows towards the other side of NLEX.

I've been living in Metrogate Complex since 2007 and my work place is in Caloocan and Quezon City, let me tell you the PROS and CONS living here honestly. I lived in Caloocan before and it was noisy, populated and dirty. When I lived in Meycauayan I appreciated the place even though I was skeptical because they say it was far, but it is really not.

Benefits in living in METROGATE COMPLEX MEYCAUAYAN CITY.

PROS:

• It is 5-10 minutes away from Metro Manila, when entering NLEX.
• 5 Entries going to NLEX one in Mindanao Avenue and A. Bonifacio Avenue or through EDSA or you can take Mc Arthur Highway or the Fairview side which leads to Sto. Nino (Soon to open, Valenzuela Clover Leaf Extension)
• When entering the Meycauayan Exit, just take the service road going North. We are the only subdivision in the area.
• The hospital is very near, it is just right beside the tollgate. Santa Clara de Montefalco Hospital.
• Nearest Bank (BDO is just in the entrance of the service road)
• Petron, Caltex gas station is just near the BDO. *check google maps*
• Schools inside the subdivision, kinder to preparatory.
• School inside the subdivision, the High-school which is named BARCELONA ACADEMY.
• Clubhouse is very near from the House & Lot we are selling, 4 streets away.
• Amenities: Swimming pool *50 pesos for residents (it is for the maintenance), Tennis Courts (free), Basketball Court (free) and Children's Playground (free).
• Convenience stores are also near the property. (1 street away from the main road)
• Property is 1 lot/street away from main road, if you are a commuter, you can ride a tricycle in the area.
• We have a newly built church which was made by paying of the monthly/annual dues.
• It is peaceful, no loud noises.
• Security is 24/7 365 days a year.
• Low Annual Subdivision fees.
• 1 Tricycle away from the Terminals going to Trinoma, Makati, SM North, Monumento. Choice of FX, Van, or Jeep.
• Property is elevated from the street, and the street you reside in is higher. NO FLOOD at all. Even when Ondoy happened. Property is not affected.
• SM Marilao is somewhat near.
• Mercury drug is very near.
• SAVEMORE groceries is very near.
• Taxes here are small, if you plan to put up a business in Meycauayan.
• There are more, just try living here and you would appreciate the difference from Manila living to Meycauayan living.
• NO FLOOD :)

CONS:

• Tollgate is Php 45.00 - what is 45 pesos if you can avoid traffic?
• Gas - it is only 13 kilometers, if you get stuck in traffic in Metro Manila, it's just the same thing. It is much more convenient travelling the NLEX.
• 3 alternative routes going to Meycauayan which is much more feasible in taking but if you have no choice take other alternative routes.
• Public Market is kind of far but there is a SAVEMORE near the tollgate.
• Heavy rain can cause flood on the service road but it only takes a couple of minutes before it subsides. (That's what they said when it was 2008, but ever since I lived here, I never experienced it.)
