In 1999, DMCI spun off its housing division, DMCI Homes, with the aim to build condominiums and house and lots. It began with Lake View Manors (1999), followed by more innovations with Hampstead Gardens(2001). Beginning 2003, DMCI Homes became bolder and built East Ortigas Mansions, adding more amenities and facilities for its residents. The Hero of the Underserved: the DMCI Brand Story
He was a builder. His father was a builder. His kin were architects, contractors, builders, and planners. He was born among a throng of baby boomers in the prosperous 60s, in a noisy city poised for world-class ascendance. He was at home in a world of hardhats and sweat, with the rumble of earthmovers and the clang of steel girders. And he marveled at how this grit and daily labor transformed the city landscape.

With a wife and a baby on the way, the cost of living in the city became prohibitive for Alfonso. Far beyond the city boundaries, other builders began to develop sprawling neighborhoods of cookie-cutter houses on doily-sized lots.
