FREQUENT BUYER'S QUESTIONS:
Reservation and Validity
- reservation fee is an amount of money to be deducted from the total downpayment
- nonrefundable, but transferrable (ewx. to another owner such as relatives)
- transfer fee costs 3000 Php
- failure of compliance in payment of the first monthly downpayment after 30 days will forfeit the reservation.
- the transfer is allowed only in the same agent and developer.
- cash, credit cards, personal checks or manager's check are acceptable
- reservation is valid for 30 days, however if a letter of extension is submitted to the developer prior to the 30-day period, the reservation will not be cancelled.
What are the processing fees for?
- administrative and documentary
- real property tax for 1 year

When will I pay the monthly downpayment?
- 30-45 days after the reservation of the unit
- overlapping of payments is not allowed. pay the DP first before you can start paying the monthly amortization
- for bank financing DP is 15 months while In-house is 24 months, both @ zero interest.
Monthly equity payment
- the first monthly equity for the payment fee is either on the 5th or 20th day of the following month after you have made the reservation.
- in any case you want to change the hit date, you may do so by writing a request to the office of PROFRIENDS.
penalty of delayed payments
- penalty is 1/10th of 1% per day in monthly amortization w/c is compounded daily.
ex: fro 10,000 php = 10 php a day.
transfer of title to buyer's name
- upon payment of the total contract price & TCT PROFRIENDS shall execute the deed of absolute sale ( bank & inhouse)
- upon payment of TCP the buyer shall shoulder all the necessary expenses in the preparation of contract to sell, deed of absolute sale and other documents.
Use of property
- the property shall be used exclusively for residential purposes.
- PROFRIENDS prohibits the convertion of the property for other purposes even if the ownership has been transferred to the buyer's name. this prohibition is expressed in the terms and conditions of the Master deed.
House turnover
- the buyer will receive a clearance of inspection and repair from the developer confirming that the house is ready for inspection.
- the buyer will be given 2 months to inspect the unit.
- if the inspection and repair is okay, the buyer will sign the letter of acceptance from the Engineering Office. also, the buyer will have 1 whole rainy season to determine if leak occurs, if so, the developer will make necessary repairs FREE of charge.
House improvements & construction bonds
- house improvement will be done upon turn over of the unit
- the buyer will submit plans/ drawings to the engineering officefor approval to ensure structural integrity.
- a construction bond is required by PROFRIENDS to the buyer if he/she intends to make improvements ( fence, balcony & etc.)
- estimated amunt of bond is from 5,000 php to 10,000 php
water & electricity connections
- the buyer will apply for water & electricity (Meralco) connection
- estimated electricity (meralco) connection is 3,000 php - 3,500 php for deposit and meter, 3-4 weeks time table from the date of application
- estimated water connection fee is 3,800 php (deposit & meter)
- time table is 2-3 weeks after the date of application
Pre-termination fee(inhouse to PAGIBIG)
- if you are under the in-house financng and you wish to transfer your loan under PAGIBIG, PROFRIENDS will charge the buyer a pre-terminated fee of 14% of the total contract price.
- the buyer or SPA will apply the loan directly to PAGIBIG office
- since the PAGIBIG loan is in process, the buyer still need to pay the monthly amortization base on the in-house computation.
- when the loan is approved and taken out by PAGIBIG that is the only time that you will pay your monthly amortization to PAGIBIG office.
