Mahirap yan pag wala hindi pa rin nasurvey yan. If the developer is planning to do some subdividing with the remaining land adjacent yours.. magkakagulo. May kakilala ako developer.. ito naging problema niya. Natayuan na ng bahay at may wall pa ha, pero hindi pa rin properly surveyed so ayun puro adjust dito adjust doon ngayon.. daming overlap.. real messy... Wag muna patayo ng bahay.. pasurvery mo muna

nabayaran na last July 17, matagal ang approval ng technical description from the Bureau of Lands mga 3 to 6 months dahil maraming utang ang developer sa Bureau.

Ayos na puede ng magtayo ng bahay, kahit wala pang titulo ang residential lot, I talked to the lawyers of Sta. Lucia yesterday. Tuwang tuwa ang mag-asawang de Guzman, nabenta na kasi yong dati nilang bahay so they really need a new house.

kung titled po ito ang technical description ay nasa titulo, kung ito ay isang tax declaration, ang technical description ay nasa assesor's office. Mayroon at mayroon po yan, otherwise, the owner has to undergo the process at ang process ay nasa Land Registration Authority, ibig sabihin ay nasa idle land po siya.

i would advise the buyer not to buy a property without technical description. without it, how can the buyer be sure if the property is really in existence. baka mapahiya pa ako sa kanya at di na magtiwala pang muli.

bakit kasi me mga developer na inuuna mag bilang ng kita kesa ayusin mga titolo ng lupa..kaya kadalasan kahit fully paid ka na ang tagal mo pa rin maghintay para makuha title ng lupa mo..hanggat wala ka hawak na legal na dokumento wag ka muna patayo ng bahay at baka madagdagan pa ang talo mo.
