Thanks! Theres no rental let-up yet so far. My condo unit at the Pacific Grand tower has been rented-out by a single occupancy clientele since it's turn-over some three (3) years ago. Together with my 24-condo clients buyers, my condo unit at the University Tower I also have the same occupancy rate as Pacific Grand. Wow, okay nga kumuha ng mga condo na nasa university area kung lagi siyang occupied. Thanks for the tip, this helps in my decision making. More power po Ms. Evelyn. |

In-fact 5-clientele of mine at the recently hand-over condo units at the University Tower II near UST has already been rented-out last week. Saan ka pa? | Share ko lang. sana maka tulong. I was faced with this issue before. now i know to tell the pros and cons based on what i experienced. I have both. House and Lot and Condo in Metro Manila Condo Pros - maliit at madali linisin,everything is fixed
- simple living, no more garden, xmas lights, no house party... so tahimik.
- safe and secure, oo insured naman
- amenities, di ko na kelangan explain pa kung ano to
- accessibility,bussiness seems to pop out of nowhere na malapit sa condo
- no floods, friend mo ang water at ayaw mo sa earth.
Cons - maliit, yes con din minsan depende sa tao.
- magastos, x4 assoc dues nito sa subdivision namin
- pag pangit management, good luck
- tama wala nga lupa. parking space lang, mahal pa.
- earthquake and landslide phobia, kaya ayaw mo sa power of earth. lol
- value depreciates over time
House and Lot Pros - HOUSE PARTY!
- freedom, maangas ka sa teritoryo mo, home court advantage at kung ano ano pang feeling of being home
- lupa, you can design a garden, plant flowers and trees, play w/ dirt
- space. 2 floors 3 floors 4 floors, big bed big dining. lahat big!
- value does not depreciate
Cons - Repairs, Rennovation and Recreation. eto ang malaking gastos
- not as safe as secure-fire, akyat bahay, flood(mataas naman samin, swerte)
- madami akong na encounter na sira.laging unfinished ung isang part ng house. unless you spend a lot para full rennovation.
- mas mahal po talaga lalo na in MM area. mahal pa pagawa. daming permit. even if you H&L na RFO na compared to RFO condo.

radhiyoussef Elite Sulitizen 525 posts | house & lot is preferable especially for those planning to retire in the rural areas but in an urban area, condominium investment is preferable especially if one is commuting or working in business centers like ortigas, makati, taguig, and others... for those who are nature-lovers, they opt to live in a house & lot so they can plant and for those who are planning to start a business, it is preferable to have your own yard to or garage to put your business products or have your own machines which you cannot do when you are living in a condominium... for my personal choice, i still prefer investing in a house & lot... |

Depende rin naman sa situwasyon ng isang tao. Kung ikaw ay single at may trabaho sa mismong siyudad, marahil ang pinakamatalinong tirahan para sa’yo ay isang condominium. Subalit kung ikaw ay isang ama o ina na may dalawa o isang anak pa lamang, ang pinakamagandang tirahan ay isang bahay at lupa. Tulad ko na isang pamilyadong tao na, pinili kong manirahan sa Willow Park Homes ng DMCI. Hindi ko ito pinagsisisihan dahil nagagamit ng aking mga maliliit na anak ang lawn. Hindi na namin kailangang bumaba pa ng elevator, dahil sa paglabas mo palang ng iyong pinto ay playground na. | House and lot is a viable and preferred investment as opposed to condominium. These are my reasons: 1. Condominium Certificate of Title When you bought a condo, your ownership is only backed-up by a Condominium Certificate of Title (CCT). In contrast, when you bought a house and lot, your ownership is evidenced by a Transfer Certificate of Title (TCT). TCT gives the homeowner absolute ownership and right of the entire house, including its boundaries and the land on which the house stands. You don’t have same rights when you own a condo! 2. Inheritance As implied by the Republic Act 4726, condominiums should be restored, remodeled or modernized after reaching its 50th year. In short, the whole building should be demolished. Even if the developer itself decides to build a new building on the same land, it would take them 2-4 years to complete it. This would mean that you should find a temporary shelter for same duration. Remember, since condos are prone to harsh environmental conditions, a 50-year period will surely make your condo an eyesore! I, as a parent, would not like to give my children a crap condo for inheritance! |

| for investment of-course mas maganda ang condo specially if you will be buying in BGC. ako kasi I feel safe if I live in a building than a house lalot dito ako sa manila nakatira. |

williamcua7 Sulitizen-to-be 7 posts | kanya kayang preference , both r nice, depending on d budget. my boss has a house n lot in greenmeadows, but since his business is brokerage, which is near Pier and his kids goes to lasalle, he gets a 150 m2 condo in Malate for practical reasons, weekends nalang umuuwi sa QC. - he can do it palibhasa mayaman. pero sa ordinardo tao lang, do the math first, - look at your savings n cash inflows then decide from there, minsan khit alam mong mas makakabuti ang isang bagay sayo, kungdi naman abot ng budget mo, wag nalang. dun ka sa abot ng budget mo, para naman di ka mabaon sa utang at masarap ang tulog mo parati at maaliwalas ang gising mo. |

| Nice posts from what I have read... House or condominium for investment.... Which is better? My answer, neither of the two is better than the other. What matters is the cashflow that you can generate from those rental properties. So... as long as I am generating a positive cashflow from the rental property it doesn't really matter whether it is a house or a condo unit. |
