this is what I can say to this, condo is really good for investment if you hit the right one, meaning good location,one will always have a market for this,many traveller opt to rent out condotel rather than hotel, if the owner is smart enough to transform his unit in a serviced one like condotel he does not have to let the developer property management to do all the management he can do it by himself,there are many free website where one can advertise his,it is not that backwood compared many years ago where communication is not at hand. House & lot for me this is the best option if you just plainly wanted to have a place for your family forever, but how can you maintain this for life if you have no business or source of income? So, they are right condo for busy lifestyle(working or w/business) and investment (renting out); house and lot for life, when one slows down every pieces in ones life!


All are true. Should you own & Managed both H&L and condo unit(s) you can able to have a comparative study about the full benefits of your investments. It is absolutely necessary to own both these property in order to quote perfectly.

Anyway, regarding investing, mas gusto ko kumuha ng mga house over condo kung ako ang end user. Ung condo is best sa rental investment pero pwede rin sa mga end users na ang work ay within the Business District. Depende pa rin sa target ng investor kung ano ang gusto niya...

at pagnagsawa ka sa unit mo or magmigrate ka sa abroad i-enroll mo lang ang unit mo sa leasing department may magmamarket at mamomonitor ng unit mo, magaantay ka lang ng income not like ang house kung ipaparent mo walang gagawa nun syo, sakit pa ng ulo ang magparenta ng walang titingin...dun papasok ang ROI ng pag purchased mo...

Based on my experience, mas marami akong client na gusto ang condominium kesa sa H%L. Convenient and safe :) It will of course depend on the area, like here in Eastwood City, its a Satellite City where everything you need is just around the corner. You have the Mall, 24/7 Restaurants, Cinemas, etc. :)

I'm actually contemplating on purchasing a condo, a house & lot, or a low-rise/mid-rise condo. On an investor's standpoint, a house & lot is attractive because even if you don't rent out the lot, its value will appreciate over time. For a condo, I know it is bound to appreciate but I really don't have any data so I can't say how much it will appreciate. But the good thing about a condo is even if it does not appreciate more than a house & lot, it can easily be rented out for obvious reasons. My question is on how easy it is to look for a lessee. With the profileration of condominiums in the Metro, isn't there an oversupply of available condo units? How long does it usually take before one can find a lessee?

To be honest, I'm leaning towards the idea that there is more supply than demand. But then again, that's because I am really not that familiar with the industry. Anyone who can help me out. Thanks in advance!

Before going into condo rental, one has to have a good idea of what kind of client will be your target market. For me, I always go for a university belt condo for every year may mga bagong mag-eenrol sa mga nakapaligid na school dito. In here, again you have to know your target clientele.

Theres no rental let-up yet so far. My condo unit at the Pacific Grand tower has been rented-out by a single occupancy clientele since it's turn-over some three (3) years ago. Together with my 24-condo clients buyers, my condo unit at the University Tower I also have the same occupancy rate as Pacific Grand.

YEP IT ALL DEPENDS ON YOUR preference, personally i live in a village near e. rodriguez , i like it coz it has bigger space n privacy, but i also got a 1 bedroom condo, ksi habol ko libre amenities nila tuwing weekend, pero i have to pay montly dues.

Well to be frank if ask that kind of question I would rather choose to invest with house and lot as oppose to condominium. The reason is quite simple as you have your own house and lot you have teh full freedom in doings things such as home improvements without asking authorization from any people or management office that is usual in condo living.

its a given fact that maliliit na ang condo na tinatayo (25-60sqm), if u will think carefully, living in a condo is not actually good for you and your kids in the long run, why?

1) pag masikip ang bahay, the tendency is you will keep on going out - meaning dagdag gastos yan,

2) since you go out a lot, your kids will turn out to be "gala or lakwatsero" pag laki bec yan yan kinalakihan nila.

3) since limited and  space ng condo, you will end up throwing away some old things bec you have no extra stockroom to keep those old stuff  that u dont need at the moment, but will be needing it in the future. (old tables, chairs, appliacnes etc.)  and when the time comes that u need em, you will have to buy new ones again. if u live in a house, you can just leave it in the garage or sa sulok.

But again, as mentioned b4, kung limited and budget mo, condo talaga ang sagot dyan, altho may alam akong mayayaman na may condo na 300sqm din, ibang usapan na yan.

pero its wise to have both, pwedend hideout mo ang condo just in case magka tsunami or ondoy, and enjoy the resort like amenities... just dont spend too much on a condo, for example, if u have P10m to spare, get a nice House for 7-8m , and maybe 2.5M for a  decent condo, bili ka lang maliit para lang masabihan na "in" ka, hehehehe deevaaa.

But before considering buying real property, it is recommended to weight-in all the pros &cons yourself and to seek advice from a Real Estate Property consultant / unit owner on the target investment to help you in your decision making.

I LIKE THE CONCLUSION. At the end of the day preference pa rin nmn tlg yung magpre-prevail. Condos are good investments depending on your perspective and life style. Sak if you will go back to the topic thread, napakaganda ng mga prineset na points! 

Apart from preference, a realistic question to ask is... HOW MUCH CAN I AFFORD?

As for me though i would prefer a HOUSE & LOT investment. For one, yung lupa nga. Its your own regardless of what happens. Less pa yung mga fees na babayaran mo. At the same time is privacy. Though I am a very sociable person, there are still things that i would like to keep for myself.

I am into buying house and lot right now... then having it rented. PASSIVE INCOME.

Nice post Sir William. Napapaisip tuloy ako sa post niyo. If budget is not a problem, the best-case scenario would be owning both because like what you've said, sobrang okay ng amenities ng isang condo. But then again, you have to satisfy your needs first before the wants so it's better to have a house & lot first.

tama ka din, minsan dapat sundin natin ang kasabihan ng matatanda, satisfy your basic needs muna, then follow the luxury n comfort pag may excess savings kana. no offense sa iba, pero wag masyadong modern ang pag iisip lalo na pag kapos sa budget.

House syempre! Eh kasi space lang naman ang ininvest mo kung condominium lang'. Pano pag lumindol ng malakas taz bumagsak yung condo? Hehehehe.... XD
