A brand new month calls for a brand new topic! This March, we are going to be focusing on real estate. And what better way to start it off than with this:

Despite the endless construction of new condominiums, townhouses, and other mid/high-rise properties in the country, real estate buyers still highly search for house and lot. Aside from the fact that you’ll have a larger, more spacious turf, a house and lot is the ideal property when it comes to a longer term capital appreciation. Filipinos still regard the house and lot as their ideal living space.

According to one of Philippines’ best financial advisers, Mr. Francisco J. Colayco, it still depends on the purchaser’s unique situation and purpose every time he/she looks for a property. Now, we’d like to hear your thoughts on this question: which type of property would you likely to invest in and why?

I would like to acquire more condo units for rental located at the University belt area as passive income generator. Moreover, I would also wish to acquire condotel properties.... in-fact my family already started investing in condotel trough AurumOne in Bangkal, Makati.

I agree na house and lot pa rin ang most searched property in the Philippines. Hindi rin kasi masyadong praktikal ang pagbibigay ng Association Dues na minsan sobrang taas sa mga areas na tulad ng Makati at maraming amenities na projects...

I believe the very reason why House & Lot is on the top-most searches in Real Estate industry is that a lot of start-up and well-to-do families are looking for a liveable and decent home. Whereas existing H&L owners, OFW's, retirees opt to invest in Condo units as passive income or alternate income generator.

House and lot package is still the most searched property though buyers now are being practical and after to value for their money that's why townhouses are now being considered by numbers of clients.
Buyers are always considering space,ventilation and of course the PRICE of the property..

there is always a right property for every family, they just need to seek a professional assistance from a licensed real estate practitioner..

Mayroon pa bang bakante sa Maynila para sa H&L? Kung mayroon naman, sigurado ako na sky-rocketing ang price nito o 'di kaya'y bibilhin ng mga malalaking property developers at gawing high-rise building ito pra ma-maximize ang earning potential ng property.

TRUE.. kaya nga ang mgkaroon k ng H&L s manila ay prang gold mine... there are still sellers, un mga old houses, mga ngaabroad or nag migrate s province... uso ngaun d2 townhouses... kea mgnda p din tlga invest s lupa

First and foremost, great infographics!

Filipinos are treating the house and lot as viable and preferred real estate investment in the Philippines. Why? Unlike condominiums, house and lots have a lower rate of depreciation and a higher chance of doubling its market value in the next two years.

I am hoping though that this post isn't inequitable. I agree that house and lots double its value in time but let's not forget that condominiums do too, especially that condo acquisition now is an active trend. As palpably put, I am in favor of purchasing a condo, either for owning or renting. The reason is influenced with the location and the more services it  offers (ex: amenities like pool, gym, skylounge, garden). Also, I introduce to you the Asset Fallacy in which house and lots, perceived as assets are turned into liabilities. How? Appreciation doesn’t do you any good until you sell the property. Most people will live in a house for several years or a lifetime before selling it, so money is rarely created for the owner.

Well, every one gets to experience this. And I am not discouraged. We just have to acquire the right knowledge to assist us in the process. As early as possible, we need to pay it off to save us from spending a lot of money. Be aware of your amortization schedule. Also, with the lower monthly cash outlay requirement, the prospect of unemployment or underemployment is no longer so daunting.

Bottomline: There's no time like the present to begin the quest of paying off mortgage, because once you understand everything, you will realize that every extra buck you send, reduces the portion of your payment that services your interest expense. This can be a powerful motivator, trust me.

If you focus your efforts on the task at hand, you may be surprised at how quickly you can retire a mortgage. With your mission accomplished, you will find that the comforts of home are even more pleasurable when it is you, and not the bank, who owns the home.
