Or on the bigger picture, why purchase a unit? What is your purpose? Share your thoughts/ say in selecting your investment options regarding the topic.

As a seller of both condo & landed properties, I say it depends on your requirements.

PROS.
- Condos are located on prime locations
- Great with active lifestyle
- Walking distance to work, study, etc.
- Usually has modern facilities than landed developments.
- Easier to rent, especially to expatriates
- Can be sold to foreigners, so even married to foreigner it can be named to the spouse.
- Greater views both morning and at night especially if you have balcony.
- No rush hour traffic, saves fuel.
- Safe on floods, however basement parking is an exemption.

CONS
- Much more expensive, usually 3-20x more expensive than landed properties.
- Parking is sold separately

- You have to wait longer for turn-over usually 3-5 years (vs landed of 6mos to 2 years)

- Higher association/management (usually 5-20x higher) dues as well as real property taxes (3-20x higher).
- Cannot renovate exterior of the building.
- If mid/high rise ANG TAGAL magantay sa elevator especially rush hour.
- facilities although modern but smaller.
- You own none or the very best a tiny fraction of the land the building stands on.
- Some of the low cost condos are considered fire/earthquake trap.


So it all depends on your lifestyle where you should invest your hard earned life savings. I personally have both a condo as a daily refuge and a bigger lovelier house in Cavite & Bulacan.

I actually made this post, because I was planning to purchase a unit. And I want to hear as welll, other people's views and reasons on why condominiums can be a good investment.

Hearing yours made the decision easier. I will be, as discussed in the family, will buy in Zinnia Towers. It is  a high- rise residential development set to stand at North Edsa, Quezon City, which is really great because of the easy access to malls and universities.

I just want to share this opportunity to you. This is a great investment either for personalresale or rental purposes.

BENEFITS:
Aside from having a unique high quality property, you can have profit from pre selling to near turn over (yearly), then from near turn over to turn over period due to appreciation(increase in value).

Based on history of Century Properties buildings, may nag increase/ appreciation ng 30% at 110% in a year. kaya dun pa lang, may profit ka na from the time you purchased the property. kaya if you want instant money as profit, pwede mo i-resale after turn over. (investment will be return plus profit due to appreciation)

Korek ang observations nya!

Let me also add: Condos are not a place to raise a family & kids.  Imagine living in a 25 sq mtr unit where your kids can't play hide & seek & cannot play with neighborhood kids

Yes, definitely. Buy & Sell or have them rented. If for residential naman, choose a condo that has the best amenities na and reasonable unit area.
