Guys, question lang po. May nabili kami na townhouse and malapit na matapos mabayaran yung equity.. Then yung remaining balance is babayaran thru bank housing loan.  Na-approve na po ngayon yung housing loan application ko then natransfer na rin po sa amin yung title under our name pero confirm ko lang po kung sino dapat yung may hawak ng original title, yung bank or kami?  Thanks po in advance!

Ang hahawak po ng title ng property nyo ay ang financing institution or yung bank kung saan kayo nag loan. emoticon

Depende 'yan kung may mortgage o wala. Kung mayroon, sa bank mapupunta ang original copy, however, you may improvise a phtocopy for yourself. Kapag wala namang mortgage, you can keep the original copy. Ganito kasi 'yung nangyari sa'kin when I bought a unit here in Cypress Towers, DMCI Homes.

The financing institution will hold the title until you had fulfilled your obligations under a real estate Mortgage agreement. Then you can get back the title upon release of the mortgage.
