pa advice naman po gusto ko sana ipagbili ang nakuha kong lot na 5 yrs to pay, nsa 1 1/2 yr na lng ang babayaran ko papano po ba sistema pag ganun?? sabi ng kausap ko na gustong bumili babayaran na nila ang mnthly pero by dec. pa ung buo (o baka di pa po mabuo ang bayad na naibayad ko n ng ilang taon ) sa nagayon ang price ng lot ay x2 pero bibigay ko pa din ay dating price pa advice namn po mga kasulit makatarungan po ba?? o wag ko ng ituloy?? salamat po sa lahat ng mag aadvice.....

First, why do you want to sell?

Kasi kung kaya mo naman pay why not finish it then saka mo sya i-benta by then.

Kasi kung ibebenta mo sya now sa dating halaga sayang naman yun 1 1/2 years na binayad mo kumbaga hindi man lang tumubo pera mo?

Kung ako sayo just make it as an investment

Baka after 5 years at 3x na halaga nung lupa - you will have all the leverages and advantages to sell at the price you want.

If I were you, mukhang nasa Japan ka naman at kung can afford mo naman - just continue paying it.

Pagdating ng five years at natapos na I'm sure you will not regret.

salamat po....gusto ko sana mag ka cash kasi pinagagawa ko now house ng nanay ko, wala pa work now nag aalaga pa ng baby ko

ung lot is 3 1/2 yrs ko ng binabayaran bale tumubo na nga po ako

nag dadalawang isip nga po talaga ako lalo na nung nalaman ko mabilis tumaas ang value ng lot

Hi,

Sa aking palagay mas mabuti na lang na huwag mo ituloy na ipagbili ang lot kasi konti na lang yung gugugulin mong panahon para matapos mo ang pagbabayad. Dun naman sa bumili, sa palagay mo ba sapat yung monthly payment terms at hindi sigurado na pagbubuo ng payment? So much better na tapusin mo yung natitirang years of payment then sell your lot sa ganung paraan matutulungan mo pa ang nanay mo sa pagpapagawa ng kanilang bahay.

Ang halaga kasi ng lupa, ay ma-ibebenta mo ng mataas kung buyer ang nanganga-ilangan ng lupa, pero kapag lot owner naman ang nanganga-ilangan ng cash, lalo na at rush, at badly needed mo yung pera, siyempre mababa yan.
At hindi madali magbenta ng property ngayon.

mas mganda kng invest muna lng tandaan ang lupa tumataas ang value everyday ang pera nbabawasan kaya kung ako sau mas mgnada kng pagtyagaan muna lng matapos yng binibili mong lupa

process ng pagbenta na wala TCT sa kamay mo magulo lang..tax declaration, deed of sale, kasunduan-notary public (baka mag default yun bibili if cash ok), payment schedule ng bibili etc... kung ako? tct muna bago mo ibenta...visit my URL thanks. www.sulit.com/5645192
