| 'Dun ka na sa bago, kasi ensured ka of its quality. Isa pa, maraming risks sa pagbili ng foreclosed propety, unless, nagdaan ito sa home improvement. Kapag hindi, mapapagastos ka pa, at mukhang 'di siya safe. |

| I prefer bago, at least I know malinis yung paper works, I'm not sure with the old stuff, baka may prob. but if it's 500K I prefer to live a good portion of it sa bank...around 70 percent :D and use the other 30 to invest to something na kumikita or kikita |

| May advantages at disadvantages the foreclosed and bagong property. I-konsider mo lang ang mga sumusunod
1. Yung finances mo ba ay pangmatagalan na kayang magbayad 5-10 years 2. Location (ano ang prefer mo)- dahil most of the new properties ay outskirt na ng metro manila. 3. mag-e-expand or extension ka pa ba sa present structure (kahit luma or bago may time na maisip mo ng mag extend) 4. Security ng place 5. proximity sa various institutions.
If you're talking about investments mas ok ang foreclose dahil kaunting improvements lang maidispose mo siya sa tamang halaga or kung lupa lang mapagtayuan mo ng gusto mong design ng bahay. |

misstisay Majestic Sulitizen 6715 posts | when you're talking about investments, mas ok yung foreclosed, kaya sa budget and more often than not, eto yung mas tumataas ang value, pero depende naman sa location. |

Siguraduhin mo lang na foreclosed na yung property at turn over na sa NHMDF or else kung ikaw pa ang magpapa forclose nuon sa dating me ari kuta-kutakot na abala at gastos ang daranasin mo tulad ko na halos 15 years nang inaasikaso di pa rin matapus-tapos. OFW kasi ako at walang makapag-ayos kundi ako lang na umuuwi ng isang buwan lang kada taon sa PInas. Minsan twice pero limited time lang talaga. |

mahdy Elite Sulitizen 769 posts | take whatever is the closest to your budget, baka mamya bigla kang magkasakit di mo na kayang bayaran ang mga yan. karamihan kasi sa atin hindi na naiisip ang mga magiging condition ng katawan or mga relatives natin basta kuha ng kuha ng property dahil nasilaw sa mga offers. then in the long run, di na nila kayang bayaran ang property dahil sa mga certain personal conditions. |

| foreclosed madali lang mag repair ng bahay d naman kalakihan yang 80 sq meter, may option ka pang pa re design kung pangit yang bahay, pag bago inartehan lang mahal na, buti sana kung ipakita specs at materials nyan. |

Mas gusto ko rin ang forelosed property lalo na kung sa pagibig mo kukunin. mura at siguradong maayos naman ang mga papeles nyan dahil sa pagibig naman yan. minsan kahit brand new ang house and lot di rin sigurado ang kalidad ng gawa ng bahay,may nabili din kaming property sa novaliches brand new house and lot. marami pa rin kaming pinaayos at pinagawa dahil yung ibang materyales mga low quality ang ginamit, pati yung mga socket ng koryente , etc. as in dami kaming pinaayos. ang suma total gumastos pa rin kami ng malaki sa pagpapa ayos ng bahay kahit brand new pa ito. at saka kung brand new ang bahay mo at maisipan mong pa extensionan, marami ka ring babakbakin or sisirain sa bahay para sa extension.unlike kung foreclosed puwede mo namang gamitin ang natipid mong pera sa pagpapaganda or extension ng bahay at hindi ka masyadong manghihinayang may gibain or may bakbakin sa bahay mo. MYCOZYHOME Sulitizen-to-be 22 posts | Budget wise, go for foreclosed property but take note of its history and be ready for the maintenance considering it is already old. Sa new property naman, check the developer. Consider the following: - Type of ownership - Warranty - Years of experience - Projects built - Safety features given, etc. - Value for your money (check zonal value for a particular location of your choice; also consider property selling price per square meter and compare it with other developers') It would be best if you do a bit of research on the comments of people about the properties they acquired from a particular developer  |

Pero kung hindi naman dun ka na sa foreclosed but make sure na hindi madodoble ang gastos mo - i mean check the structure first kung okay pa |
