| Normally ang residential area sa Greater Manila located sa middle class neighborhood nasa 10k-12k/sq.mtr. Pero mayroon kasabihan na, "the fair market value of something is what the seller is willing to accept and the buyer is willing to pay" Kung may sentimental value yung isang bagay po sa inyo, medyo mataas ang magiging halaga niyan. |

follow up question lang po...
um, enough lang po ba kung 6000k per square meter or taasan ko pa po,,,?
near las pinas doctors, southville international school... few minutes to sm southmall.. or mura pa sya? partly outside casimiro village kasi extension sya eh,,, dadaan thru casimiro village..pero merong ibang way pa.. pwede po kasing tayuan ng townhouses etc....:)

1335 sqm po.. yung may ari kasi nasa ibang bansa na if may buyer uwi sya kaya ask na kame ng right price.. gusto na ibenta..:) tama po ba yung 6k per sqm? |

| Sir ang halaga ng isang lot is depende wer ito located, actually I'm a business man at a young age, buy and sell ako ng ibat ibang mga properties.. well i think kung yan ay residential nsa 8-9k ang presyohan per sqm, at ang commercial ung umaabot ng 12-14k based on my experience.. :) |

kayo po, enough po ba kung 6000k sya isell? Kung buyer po kayo: Kung napupusuan mo yung lugar at okay na sa iyo ang surroundings, mura na po iyan. Close mo na ang deal agad. Kung nakikipagnegotiate, mayroon iyan certain figure na starting point. Tapos kanya kanya nalang po diskarte ang buyer and seller kung mayroon silang addition/subtraction sa presyo na iyon--offer and counter offer hangang may meeting of the minds po kayo. Subukan po ninyo offer at P6000 per sq. mtr. Kung in a hurry yung seller at desperadong mabenta, kakagat na po siya diyan. Pero expect a counter offer at dapat alam mo din kung ano ang limit mo sa purchase price. WARNING LANG PO! Sigurado lang po na walang sabit ang titolo. Bago po kayo magpakawala ng pera siyasat mo na muna ang lahat ng angle regarding ownership, tax liabilities by doing a title search. Pumunta po kayo sa Register of Deeds sa Las Pina dala ang kopya ng titolo para makita po ninyo kung mayroon incumbrance sa likod ng official title na hawak nila sa file. Tapos, pumunta din po kayo sa Tax Assessor's Office with the Tax Declaration sheet ng property at tanongin sa kanila kung mayroon back taxes yung property. Good luck po sa purchase. Normally po iyan ang dapat maayos ng seller as part of the sale para di ka masorpresa kung malaman mo na may issue at nakaalis na sa abroad yung seller. Real estate in general have been good investments overall. Kung seller's agent po kayo: Hindi kayo maghihintay ng matagal at mabebenta agad iyan. Usap tayo. Baka maka strike tayo ng magandang deal na hindi ka malulugi at okay naman ang investment ko. Win-win situation.
