Siguro ang tinutukoy po ninyo yung mga condo na underconstruction pa. Kung fully paid kaagad, dapat ma-enjoy ng buyer kaagad yung binili. Parang sa furniture store, kung order kayo pa ng sofa, payag kayo na fully paid habang ginagawa para sa iyo?

Topic: Condo o bahay magaan ang aquisition kapag walang full payment na pagbayad ang buyer (advantage).  On the other hand, installment naman magbabayad ng interest, which adds to the cost of acquiring (disadvantage).

Bakit kaya doble ang presyo ng mga condo unit kung instalment.Example kung nagloan ka sa Pag-ibig at the amount of 1 million good for 15 years kung bibilangin mo every month 14 thousand bale umaabot na sya ng 2.5m.bakit ganun po?

advantage po sa condo unit: malapit sa business district (your work place),mall,wet market,school,hospital,inner city,entertainment...masaya kapag nasa iyong kabataang edad at bagong usbong na pamilya...Disadvantage: Tct title nakalutang,building structure good for 100yrs only?, mataas ang monthly association fee for mentainance, parang similar sa low cost housing row units at malas kapag maingay ang kapitbahay mo at katapat na pinto, pwedeng gawin ang creative crime, maamoy mo sigarilyo sa paligid, how safe is the fire proofing?. earthquake is ok for most building would stand to that. as you age you need air to breath,umuuga lagi ang building. You can do the math with your age & the longitivity of the structure and the years to pay if its to loan from bank... condo is nice if you have extra money to buy & another purpose if you want it to rent it out later as your income. It really depend on your financial,needs & wants.

pagkaalam ko hindi doble. meron po computation sa mga website ng ibang bank tungkol sa housing loan vs. your loanable amount if thru pagibig bank, example: ang halaga ng condo unit ay 1.2million(offer ng developer) at base sa salary mo pwede ka umutang ng housing loan sa pagibig ng 800k... yun 900k total fully paid kabuuan ng downpayment mo, interest ng pagibig bank at developer...kaya after 10yrs ang total maging 1.7million... pero kung kailangan mo ang condo unit vs. your salary bracket, 'wag mo na kwentahin ang interest rate ng bank,sasakit lang ulo mo... kunin mo na ang condo unit (as rent to own) di ka pagod sa byahe dahil nasa inner city ka.

ang presyo ng condo unit nakabase sa isang bahagi ng salary rate income. inaral na nila yan pati gastos mo sa mentainance ng kotse,gas,food at pagod kung bibili ka ng bahay outside metro city. kasama na dyan ang risk ng holdap :)

kung may lote ka naman at gawin mo collateral sa pagibig bank for your dream house to build, ganon din po ang total kapag ikay kumuha ng house & lot package, konti lang po ang difference, yun diffence mapupunta naman sa pagod mo transacting business with architectural office & city hall requirements, ang kagandahan lang malawak ang bakuran mo sa iyong sariling lote...hehehe inaral na rin po nila yan, lilituhin ka... www.sulit.com.ph/5645192
