House construction other expenses

Good day, may idea ba kayo sa mga expenses sa pag tatayo ng bahay? May property kasi kami then papa hati namin para sa aming mga kakapatid then tatayuan ng simpleng bahay lang.. bukod sa cost ng bahay ano pa ba mga gastusin na kailangan bayaran? Like pag hati ng property into "x" number of title, building permits and etc. .. magkano kaya tong mga toh?

my dad is a real estate broker. alam ko sa mga ganyan is ung cost ng materials (inc. the blueprint & etc.),architect fee for the design.,engineer ,building permit dn yata?nyahaha

san location ng property mo?iba kc costing ng dividing of property kc kailangan mo ng surveyor at iba p sa house construction.i can refer u to my contractor.just pm me.

paghhati ng titulo around 25k max plus paglipat sa 2 names another bayad ulit. ilapit nyo sa baranggay officials kasi sila ang dapat na gagawa nito. construction ng bahay estimate ko at least nasa 10k/sqm.

pag hinati yang property ang punta nyo sa BIR palabasin nyo na minana lang para kunti ang bayad kung deed of sale mahal babayaran nyo, need mo ang surveyor then go ka sa LRA (Land Registration Authority)then registry of deeds (municipyo) for title , then architect or civil engineer ang hanapin mo for the house design & esimate, hindi kung sino sino hanapin mo para dka mgastosan.

ang alam ko lang po, depende sa location, accessibility, and potential ng property ang costing. sa registration, maganda po sanang may friend or relative kayong lawyer para mag-ayos ng papers sa government gaya po sa case sa mom ko and her siblings.

nice info.also applications na rin ng mga utilities i guess dapat work out na rin yun as well as yung sa meralco na rin.since hahatiin niyo yan.so better update na rin yung mga ganun.

sa marikina po kasi yung property and didivide namin sa 5 yung lot... para tag iisi kami mag kakapatid... ang alam ko lang is papa survey and then after that sa LRA na then RD... any othe inputs sa price and pag process?

Base on my knowledge and sa iba pang nangyari sakin before on construction, it depends on the equipments or style that you want. You can also budget this one, but for the quality, be sure that it is good for your money. Try to research bago ka magpagawa. For sure, magkakaroon ka ng good expenses for your house construction.

pagmagpapahtai ka ng title.... more or less expect a 10k processing fee for each title so pag lima that is 50k...

 

better go to the munispyo na under sa area mo mas mapapabilis at makakamura.... kasama na sa 10k ung surveyor.... 

 

Munispyo will endorse to LRA for documentation and more or less 1 month to a maximum of 3 months makuha mo na separate title.

 

Regarding the construction here are the ff cost estiamte:

12k to 15k per square meters ng floor area ng bahay ( ung loob lang ng bahay)

tataas na lang cost mo pag maganda at "bongga" ang gusto mo na finish example you want upgraded mga tiles mo na italian, sink mo toto brand, mga lights mo pinlights mga cove light pa...mga tipong ganito..

 

Ideally sa taas ng presyo ngayon ng materials mga 18k per sqm to 20k per sqm ...

Pwedi rin ba sa kakilalang surveyor na lang or kailangan sa registered surveyor ng municipality saan ka kabilang?
